Digital Marketing for Real Estate Companies in Ethiopia
Two buyers, two languages, one long sales cycle. How Ethiopian property companies generate serious enquiries instead of curious clicks, and what a listing campaign should actually cost.
Property is the category where bad marketing is most obvious and good marketing pays best.
The transaction is large, so one extra sale covers a year of marketing. The sales cycle is long, so a lead that goes quiet in March can close in September. And the audience is split in a way almost no other Ethiopian industry deals with: a local buyer and a diaspora buyer, who behave completely differently and need to be treated as two campaigns rather than one.
Most property marketing here ignores that split, posts listings and hopes.
Your two audiences
The local buyer or renter is comparing a handful of options, often visiting in person before deciding, and moving on a timeline measured in weeks. They respond to Amharic, to price clarity, to location detail, and to being able to reach a human quickly. They are frequently on a phone with limited data.
The diaspora buyer is buying from abroad, often for family, often sight unseen, and needs far more reassurance: legal process, payment mechanics, construction progress, who is accountable if something goes wrong. They respond to English, to video walkthroughs, and to evidence that you are a real company with a track record. They also convert on a much longer timeline and will read everything you publish before contacting you.
These are two different offers. Running them as one campaign means every message is slightly wrong for everyone.

Which channel, and why
Property is one of the few Ethiopian categories where both paid channels earn their place from the start.
Google Ads captures people already searching: "apartment for sale Bole," "condominium Addis Ababa," "office space for rent." Intent is high, competition is thin, and the cost per enquiry is often surprisingly reasonable for a purchase of this size.
Meta Ads creates demand and does the heavy lifting for diaspora targeting, where you can reach Ethiopians in specific countries with genuine precision.
Local Visibility Campaign matters more than people expect, because buyers search by area constantly and a well-built Maps presence for your office builds credibility.
Start with search if you have active listings and buyers are already looking. Start with Meta if you're launching something new that nobody is searching for yet.
Make the listing do the work
The single biggest quality lever in property advertising is what the ad says before someone clicks.
Put the price in the ad. This is the most common argument we have with property clients, and the numbers settle it every time. Hiding the price generates more enquiries and far fewer buyers, because you attract everyone including people who could never afford it. Naming it costs you volume and raises quality sharply.
Be specific about location. "Prime location" means nothing. "Bole, five minutes from the airport road" means something.
Show the actual property. Real photography, shot properly. Renders are fine for off-plan, but label them as renders. A buyer who feels misled at the viewing is gone and tells people.
Video walks convert diaspora buyers. A steady two-minute walkthrough with a person talking does more than twenty photos. This is the highest-return single asset in property marketing and it's why Ad Video Production is usually where we start with a property client.
The follow-up problem
Property has the widest gap between lead quality and lead handling of any category we work in.
A buyer enquiring about a 12 million birr apartment is worth an immediate, personal response. What usually happens is a delayed reply, a generic brochure, and nothing after that.
What works instead:
Reply within the hour, personally. Name the property, answer the question asked.
Qualify early. Budget, timeline, financing, whether they're in the country. Three questions save weeks.
Expect a long cycle and plan for it. A property lead that goes quiet is not lost. Most Ethiopian property companies have no system for staying in touch, which means their competitor is the one still talking to the buyer in month four.
Retarget the people who looked and left. They are the warmest audience you will ever have and almost nobody in this market does it.
Free template: the Customer Funnel Template maps enquiry to viewing to close, which is where most property pipelines leak. The Retargeting Strategy Checklist covers the second point.
What it should cost
Property sits at the top of the cost-per-lead range, and that's correct rather than alarming. From the accounts we run, real estate and high-ticket enquiries typically cost between 250 and 900 ETB each.
That number only frightens you until you do the arithmetic. If one in twenty serious enquiries closes, and a closing is worth hundreds of thousands in commission, a 600 birr lead is inexpensive. The businesses that struggle in this category are usually the ones judging cost per lead against a restaurant's benchmark rather than against their own margin.

What this looks like in practice
Gift Real Estate ran listings across Meta Ads and Google Ads as a Lead Generation Sprint, putting active properties in front of buyers and renters who were already searching. The result was enquiries that were serious rather than curious, at 12.5 times ad spend.
"Every listing we boost with Awaj brings in serious inquiries, not just clicks. It's changed how quickly we close." Ephrem , Senior Sales Consultant
The phrase that matters there is "not just clicks." Property is the category where volume metrics mislead most, because a thousand people will happily look at photographs of an apartment none of them can buy.
A twelve-week starting plan
Weeks 1 to 3. Photograph and film your two or three strongest listings properly. Fix the Google Business Profile. Decide who answers inquiries and how fast.
Weeks 4 to 8. Run search ads on your highest-intent terms and a Meta campaign on one listing, with the price stated. Separate the local and diaspora audiences from day one.
Weeks 9 to 12. Add retargeting for people who viewed and didn't inquire. Review cost per inquiry, cost per viewing and cost per sale separately, because those three numbers tell three different stories.
Frequently asked questions
Should I advertise individual properties or the company? Properties. Specific listings with a price outperform brand advertising in this category by a wide margin. Company credibility is built by the content around the listings.
How do I reach diaspora buyers? Meta targeting by country and interest, in English, with video and heavy emphasis on process and accountability. Treat it as a separate campaign with its own budget.
Is it worth advertising a property that's nearly sold? Yes, if you have others. Inquiries on a sold unit are inquiries for the next one, provided somebody handles them well.
What about property portals? Useful for coverage. They also put you next to every competitor at the moment of comparison, which is exactly why your own campaigns and follow-up need to be better.
How long before this produces a sale? Inquiries in the first weeks. Sales usually in months two to four, given viewing schedules and financing.
The short version
Split local from diaspora. Put the price in the ad. Film the property properly. Answer within the hour and keep talking to people who go quiet.
Then judge the campaign on viewings and sales, never on clicks.
